Hiring an Architect and General Contractor
Unless otherwise specified in the Lease, the Tenant is responsible for hiring an Architect and General Contractor. Management requires the following items from your Contractor prior to the commencement of work:
- Contractor’s Certificate of Insurance
- Contractor’s Business License as required by the Commonwealth of Virginia
- Sub-contractor’s Business License(s) as required by the Commonwealth of Virginia
It is both the Tenant, and the Tenant’s Architect’s responsibility to ensure that all work performed meets base building specifications and local plumbing, electrical and mechanical codes. Any work that does not meet these requirements will need to be corrected and brought into conformance. In addition, it is the General Contractor’s responsibility to follow and enforce all the regulations in this manual with their Subcontractors, Vendors and Employees.
